What Our Engineer Will Do
Heating System Preparation
- Check the boiler and heating system are operating correctly.
- Check radiator valves are open and operating as required.
- Bleed radiators where necessary to remove trapped air.
- Check and top up boiler pressure where required.
- Identify any obvious heating faults or concerns.
Heating Controls & Boiler Protection
- Check the operation of the existing programmer and thermostat.
- Adjust heating settings to suit the property’s vacant status.
- Activate available boiler frost-protection functions where appropriate.
- Set suitable background heating arrangements where required.
Water Supply & Pipework Protection
- Locate and check the main water stop tap.
- Isolate the domestic water supply where appropriate.
- Visually check accessible pipework for obvious leaks or concerns.
- Identify any additional precautions or remedial works that may be required.
Visit Report
Following the visit, we’ll provide a report confirming the checks completed, practical adjustments undertaken and how the heating and water systems have been left.
Any faults or further recommendations will be clearly highlighted.

What is Vacant Property Protection & System Care?
It is a preventative visit focused on the boiler, heating controls, water supply and accessible pipework when a property will be left unoccupied. We carry out practical checks, make appropriate adjustments and provide a visit report.
Who is this service suitable for?
Homeowners, landlords and agents arranging care for properties awaiting sale or completion, between tenancies, or standing empty for longer periods. It can also be useful before an extended absence.
Can this service help protect against frozen or burst pipes?
Yes. We check the operation of the heating system and controls and consider available frost-protection settings and appropriate water isolation. These precautions can help reduce the risk, but cannot guarantee that freezing or damage will not occur.
Does this service satisfy my buildings insurance requirements?
Not automatically. Insurers can set different conditions for unoccupied properties, including minimum heating temperatures, water isolation and inspection frequency. Please check your policy and tell us about any relevant requirements before the visit. Our visit is not a substitute for any ongoing inspections your insurer requires.
Will you turn off the water or drain down the heating system?
We will assess the water isolation arrangements and isolate the domestic water supply where appropriate. A full heating-system drain-down is not included as standard and would need to be separately assessed and agreed.
What happens if your engineer identifies a fault?
We will record any concerns in the visit report and explain recommended next steps. Repairs or additional work are not included in the standard visit and would be discussed separately.
What does the £180 price include?
The £180 inc. VAT price is per property and covers the scheduled preventative visit, the checks and appropriate adjustments described above, and a report of our findings. It does not include a full boiler service, statutory Gas Safety Check, system drain-down or additional repairs.
Can an estate or letting agent arrange the visit for a property owner?
Yes. Estate and letting agents can arrange a visit on behalf of a vendor or landlord, subject to the owner’s authority and access arrangements. Please provide the relevant property and contact details when booking.
Can this service be arranged for a property undergoing probate?
Yes. We can arrange preventative heating and water-system checks for properties remaining empty during probate or estate administration, subject to appropriate authorisation and access arrangements.
