More Than Compliance. Complete Property Support.
An inspection is often just the beginning. When a boiler breaks down, an electrical fault develops or an inspection identifies remedial work, landlords need more than a report. They need a reliable team to investigate the problem, explain the options and coordinate the work through to completion.
Years of working inside rental properties have taught us that every problem comes with practical considerations. Tenants need reassurance, landlords need clear answers and repairs need thoughtful coordination. We combine experienced engineering with clear communication and practical support.
Experienced Engineering
From boiler breakdowns and heating faults to electrical diagnostics, consumer unit upgrades and remedial works, our engineers investigate problems and recommend practical solutions.
Thoughtful Tenant Communication
We coordinate appointments and access with tenants, while keeping landlords, letting agents and property managers informed as work progresses.
Temporary Heating Support
Where heating cannot be restored immediately, temporary electric heaters may be arranged when specifically instructed or authorised, helping reduce disruption while repairs are organised.
Clear Recommendations & Proposals
Where further work or parts are required, we explain the findings, prepare detailed proposals where appropriate and proceed once authorised.
Organised Property Records
Property records, compliance information and relevant job updates are brought together through MyMatrixHub®, providing visibility of work progress and property history.
Clear Reporting & Follow-Through
An engineer’s visit shouldn’t leave you with more questions than answers. We explain our findings, identify any further work and provide relevant reports or certification so you understand what happens next.
Good Property Care Goes Beyond the Inspection.
Whether you own one rental property or manage several, you deserve clear communication, experienced advice and a team that takes responsibility for the work entrusted to them. That’s the approach we’ve built CRS Matrix around.

When CRS Matrix carries out work, relevant job information and documentation are made available through MyMatrixHub® as part of our service. For work completed by other contractors, supported submission processes allow you to bring their relevant records into the same property history.
CRS Matrix provides local engineering and managed compliance services across Leicester and Leicestershire. MyMatrixHub® is available UK-wide, independently of who carries out the work.
Property History Matters.
Because confidence comes from knowing where you stand.
Compliance indicators reflect the information and evidence recorded in the platform. They do not guarantee legal compliance.

Inviting someone into your property, or arranging work on behalf of a tenant, requires confidence in the people carrying it out.
At CRS Matrix, we combine experienced engineering, recognised industry credentials and thoughtful communication to help make that decision easier.
Good service isn’t simply about having the right qualifications. It’s about how you treat people, communicate your findings and follow through.

Frequently Asked Questions
From arranging tenant access to understanding an EICR or keeping track of your certificates, find practical answers to the questions landlords and letting agents ask us most.
Getting Started & Booking
Which compliance checks does my rental property need?
Requirements depend on the property, its appliances and how it is let. Common considerations include annual gas safety checks where gas is present, electrical installation inspections, an appropriate EPC and managing relevant fire, carbon monoxide and water hygiene risks. Tell us about your property and we can explain which CRS Matrix services may be relevant; the landlord remains responsible for meeting applicable legal duties.
Can I book several compliance checks at the same time?
Yes. You can request several services in one instruction. Our office will confirm what is needed and coordinate appointments. Gas safety and a boiler service can normally be combined in one visit, while an EICR is arranged separately.
How do I book a compliance inspection in Leicester?
You can request a compliance check or contact our team with the property address, services required and access details. We will review the instruction and help arrange the next steps. CRS Matrix field services cover Leicester and surrounding areas.
How much will my compliance checks cost?
The cost depends on the inspection, property and work required. We explain the scope and applicable price before booking where possible. If an inspection identifies additional repairs, those are assessed separately rather than assumed to be included in the original fee.
What happens after I instruct CRS Matrix?
We review the request, establish the scope, coordinate access where authorised and arrange an appropriate engineer. Following the visit, we communicate the findings and provide the relevant report or certificate. Where further work is needed, we explain the next steps and seek authorisation before proceeding.
Can I use CRS Matrix if I only own one rental property?
Absolutely. We work with landlords of individual homes as well as larger portfolios and letting agents. You do not need a minimum number of properties to request our local compliance services.
Gas, Electrical & Property Safety
How often does a landlord need a Gas Safety Certificate (CP12)?
Where the gas safety rules apply, landlords generally need a gas safety check every 12 months by a Gas Safe registered engineer. There are also duties relating to records and providing copies to tenants. We can arrange checks for relevant properties in Leicester and help you keep the resulting documents organised.
My Gas Safety Certificate is about to expire. What should I do?
Arrange the next inspection promptly rather than waiting until the last day. Contact us with the property address, current expiry date and access information so we can discuss an appointment. If access is difficult, keep a clear record of the steps taken and seek appropriate advice about your obligations.
How often is an EICR required for a rented property in England?
For most private rented homes in England, the electrical installation must be inspected and tested at intervals of no more than five years, or sooner where the previous report specifies. Additional duties can arise when a new tenancy begins or a report identifies necessary remedial action.
What happens if my EICR is unsatisfactory?
We explain the observations and their significance. C1 indicates danger present, C2 indicates potential danger and FI means further investigation is required; these need appropriate attention. We can provide a clear remedial proposal and arrange authorised works. The applicable regulations set deadlines for remedial action and notification, so an unsatisfactory report should not simply be filed away.
Does an unsatisfactory EICR mean I need a new consumer unit?
Not necessarily. The correct solution depends on the actual observations and condition of the installation. We assess the findings and explain proportionate options rather than automatically recommending a complete consumer unit replacement.
Is PAT testing legally required every year for landlords?
There is no universal rule requiring every landlord in England to PAT test every appliance annually. Landlords must ensure supplied electrical equipment is safe, and suitable inspection or testing depends on the equipment, use and risks. We can advise on the scope of a PAT testing visit.
Does every rental property need a Legionella certificate every two years?
No. Landlords should assess and control relevant Legionella risks, but there is no blanket legal requirement for a new certificate every two years. Reviews should reflect changes to the property, water system, occupancy or identified risks.
Can you arrange an Energy Performance Certificate (EPC)?
Yes. CRS Matrix can help arrange an EPC through a qualified third-party assessor. We will explain the appointment arrangements and provide the resulting documentation when available.
Tenants, Access & Communication
Can you contact my tenant directly to arrange an inspection?
Yes, when we have the appropriate authority and contact details. Our office can explain the reason for the visit, coordinate a suitable appointment and keep the instructing landlord or agent informed of relevant developments.
What happens if my tenant does not respond to appointment requests?
We make reasonable contact attempts and report access difficulties to the instructing landlord or agent so they can decide the next step. We cannot claim an inspection has been completed without access. Landlords should retain evidence of their attempts and seek advice where access prevents them meeting a legal duty.
Can you collect keys from my letting agent?
Where practical and agreed in advance, we can coordinate key collection and return. Please supply the keyholder’s details and any relevant access instructions when making the booking.
Do I need to be present when the engineer attends?
Usually not, provided access has been properly arranged with the tenant or keyholder. If a decision or further authorisation is required, we will contact the relevant person.
Will you keep my letting agent or property manager updated?
Yes. When they are involved in the instruction, we communicate relevant booking progress, access issues, findings and next steps with the appropriate parties. Our aim is to reduce unnecessary chasing while keeping decisions with the person authorised to make them.
How long does a compliance appointment take?
It depends on the service, size and condition of the property. We provide an estimated appointment window and expected duration when arranging the visit, and explain if more time or a return appointment is needed.
Diagnostics, Repairs & Further Work
My tenant has no heating or hot water. Can you investigate?
Yes. CRS Matrix offers boiler and heating diagnostics in our local service area. Tell us the symptoms, property address and access arrangements. An initial diagnostic investigates the cause; replacement parts and repairs may require a separate proposal and approval.
Does a boiler diagnostic include the cost of repairs?
Not automatically. A diagnostic visit covers investigation and reporting. If further labour or parts are required, we explain the recommended work and seek the appropriate authorisation before proceeding.
Can Gas Safety and boiler servicing be completed together?
Yes. When both are requested, we normally arrange the gas safety inspection and boiler service during the same visit. An EICR is booked separately.
Can you investigate an electrical fault without carrying out an EICR?
Yes. An electrical diagnostic is intended to investigate a specific fault, such as a tripping circuit or a socket that is not working. An EICR is a separate assessment of the wider electrical installation.
What happens if an inspection identifies further work?
We explain the findings, distinguish urgent safety concerns from other recommendations and outline suitable options. Where appropriate, we prepare a detailed proposal covering the scope and costs. Work is then arranged following the necessary approval.
Can temporary heaters be provided if the heating fails?
Temporary electric heaters may be arranged when specifically authorised and suitable for the circumstances. They are not automatically supplied with every breakdown attendance. If temporary heating is required, please include that instruction when contacting our team.
Can you provide a quotation for EICR remedials or a consumer unit upgrade?
Yes. We review the engineer’s findings and prepare a proposal explaining the recommended scope of works and associated costs. We aim to make the difference between necessary remedial action and optional improvements clear.
Managing Multiple Properties
Can CRS Matrix coordinate compliance across several rental properties?
Yes. We support landlords and letting agents with multiple addresses, including inspections, access coordination, reporting and follow-up work. Our Portfolio Landlords and Letting Agents pages explain the tailored service approach.
Do you work directly with letting agents and property managers?
Yes. CRS Matrix works with managing agents as well as private landlords in Leicester and Leicestershire. We can receive instructions, coordinate with tenants and communicate findings and proposed next steps through the agreed contacts.
How can I avoid losing track of certificates and renewal dates?
Keep records linked to each property, including the inspection date, report, identified actions and relevant next review date. MyMatrixHub® is designed to bring recorded compliance information and property history into one place, reducing reliance on scattered emails and folders.
MyMatrixHub® & Property History
What is MyMatrixHub® and how does it help landlords?
MyMatrixHub® is a UK-wide digital property compliance and records platform. It helps organise recorded certificates, relevant dates, outstanding actions and property history, making it easier to understand what information is held and what may need attention.
Do I need several properties to use MyMatrixHub®?
No. MyMatrixHub® can be used for one rental property, a growing portfolio or properties managed by an agent. The aim is to make important property information easier to find and review.
Can I use MyMatrixHub® with my own contractors?
Yes. MyMatrixHub® is independent of CRS Matrix field services. You can use your own contractors, CRS Matrix where its local services are available, or a combination. Supported submission processes allow relevant third-party documentation to be included in the property record.
Can I use CRS Matrix for gas safety and another contractor for electrical work?
Yes. You can choose who carries out each service. Where supported documentation is provided, MyMatrixHub® can help keep the resulting records together. MyMatrixHub® does not supervise or guarantee work undertaken by independent contractors.
Where can I find reports and certificates from CRS Matrix?
Relevant completed-job information and documentation from CRS Matrix can be made available through MyMatrixHub®, subject to the property record and your access permissions. Our team can also explain how the documents for your instruction will be supplied.
Does MyMatrixHub® automatically guarantee that my property is legally compliant?
No. MyMatrixHub® organises recorded information and can highlight dates or actions based on the evidence held. A dashboard indicator is not a legal compliance certificate and cannot replace inspections, professional judgement or the landlord’s responsibilities.
Is MyMatrixHub® available outside Leicester?
Yes. MyMatrixHub® is a UK-wide digital platform. CRS Matrix’s directly managed engineering and inspection services are focused on Leicester and the surrounding area.
What should I look for in a property compliance partner?
Look beyond the price of a single inspection. Consider relevant qualifications, tenant communication, clarity of reporting, sensible remedial recommendations, follow-through and the quality of record-keeping. The right arrangement should help you understand what has happened and what needs to happen next.
